Can I engage Transaction Support without Portfolio Accounting? + / −

Yes. Transaction Support is available as a standalone engagement for individual acquisition, disposition, or refinancing events. You don't need to be on ongoing Portfolio Accounting to use it. That said, if you're managing multiple properties, having ongoing records in place makes transaction events easier to process — and the two services complement each other naturally when used together.

What happens to the records when I sell a property? + / −

A disposition is handled as a transaction event under Transaction Support. We prepare the closing-statement reconciliation and final records for that property. The complete financial history — income, expenses, depreciation, and the transaction workbook — remains available in your permanent records. That history may matter for tax purposes, basis calculations, or exchange documentation in the future.

Does Portfolio Accounting include tax preparation? + / −

No. Accuvane provides bookkeeping and financial recordkeeping — the organized records that your tax accountant works from to prepare returns. Tax preparation and tax strategy are separate functions, typically handled by a CPA or tax advisor. We provide records that are structured for their use and can coordinate with your tax accountant directly on documentation they need.

How does 1031 Exchange Tracking differ from Transaction Support? + / −

Transaction Support covers the accounting work around individual closings — the reconciliation, depreciation setup, and transaction workbook. 1031 Exchange Tracking is specifically focused on the documentation requirements of a like-kind exchange — timeline monitoring, identification tracking, boot calculations, and coordination with the qualified intermediary. For a property involved in a 1031 exchange, both services may be relevant: Transaction Support for the closing documentation, Exchange Tracking for the compliance recordkeeping throughout the exchange period.
